What is your management fee?+
Our standard fee is 5–8% of collected rents, scaled by portfolio size and asset complexity. Leasing commissions are quoted separately. We give you a written fee schedule with the proposal — no surprises, no add-on charges for "communication" or "reporting."
Can you transition us from our current manager?+
Yes. We have a documented 30-day transition workflow that handles tenant notification, security-deposit transfer, vendor handoff, document migration into the owner portal, and a full audit of any open balances. Your tenants experience zero disruption.
What property types do you manage?+
Office, retail, medical, and mixed-use commercial assets. We do not manage single-family residential or large multifamily — keeping our focus narrow is how we stay good at what we do.
Where do you operate?+
Northwest Indiana primarily — Lake County, Porter County, LaPorte County — and select Chicagoland properties within an hour of our office. We say no to assets outside that radius because remote management means worse management.
Do you handle leasing as well as management?+
Yes. Our brokerage arm — Stewardship Commercial, under eXp Commercial — handles leasing for managed properties at preferential commission rates. Or we can work with your existing leasing broker.
Who actually answers the phone?+
Amanda, our Director of Communications. Tenants get a real human, not an IVR tree. After-hours emergencies route to an on-call protocol with a 60-minute response SLA.
